Mason Fernandez: Best place I have ever lived in San Francisco!388 Beale sits in one of the best small neighborhoods in the city. Community feels safe and welcoming. The resident amenities here are 5 star! Jacuzzi and sauna, lovely work/office space were some of my favorites. Great parking available not only in the large garage but also in the neighborhood. The 5th floor outdoor common area feels like a tranquil oasis in the middle of downtown. The units are modern and comfortable, with ample space available.But what makes 388 Beale really stand apart for such a great living experience is the wonderful on-site staff! Everyone working here does so well to create great relationships with residents and provide exceptional service. Amy, Lisa, and Jessica are all so wonderful to interact with, always greeting with smiles and professionalism, and the know how to assist residents with any inquires, needs, or emergencies, etc.As well as Judymar, the head of maintenance on site. He is the kindest and most helpful person when it comes to service requests and making sure all the units of each resident stay in great working order and repair. He is always working so hard, with an exceptional attitude, smiling face, ready to tackle the duties he’s called upon to resolve. He delivers service in such a timely fashion even with his hands always being so full. We really appreciate the hard work and professionalism of all the staff at 388 Beale. I would recommended this living experience to anyone in the city.
Yash Goenka: Great location and building. Amy at the front desk and Judymar from maintenance are awesome. Judymar is extremely helpful and goes above and beyond to help solve any issues. Amy is very passionate about the experience of the tenants and the community aspects of the building.

Mridula Maddukuri: First off, the people in the building are super nice and friendly, which creates a great sense of community. The gym, common areas and elevators are always clean, well-maintained and always kept in great condition, which is a huge plus. One of the things I found really cool is the locker system for deliveries and packages. It's so convenient and makes life a lot easier.Last but not least, I gotta give a shout-out to Amy from the staff. She's super friendly and always willing to help, which really made a difference when we were moving in.
Nishita Prasad: A perfect home in the heart of Downtown SFO. I moved to SF in Oct 2022 and started staying in 388 Beale St as part of my temporary corporate housing in one of their units serviced by Blueground. 2 months later, I ended up renting an apartment here on my own as there was no reason to move elsewhere. The apartment is so well placed in terms of it's location when it comes to it's access to all forms of public transport, it's walking proximity to main Corporate and Tech offices, Embarcadero and the hustling piers and the Bay Bridge View. The apartment floor plan is very well thought of with great living and storage space and amazing views. The amenities are fantastic, be it the social lounge, Open patios and hot tubs, fitness center or the pet park. This apartment has a lot to offer. But most importantly, it's the front desk staff that made all the difference. Amy, Lisa and Jay are the friendliest and warmest people you will interact with. Always super helpful and prompt and make you feel at home immediately.

Melissa Hossain: Ashton has been a great place to live. Priscilla does an amazing job keeping the building running smoothly. I feel confident whenever I reach out to her about anything that she will take care of anything that comes up quickly. The maintenance staff also does an amazing job keeping the building clean and functional. Whenever we had a maintenance request, it was handled fast and the work quality was excellent. We also enjoy our apartment’s large square footage, which we find is rare in SF. Additionally, we enjoy going on peaceful walks by the SF bay that make us feel like we are away from the hustle and bustle of the city, while also being close to major parts of SF. The surrounding neighborhood feels safe overall, minus some fears of car break ins when our guests park outside our building but that is an issue throughout SF unfortunately—I have seen some shattered windows in the guests parking areas. Overall, we are very happy with our residency at Ashton so far, and we have already recommended Ashton to friends!
Kumiko Furukawa: My husband and I have been living at the Ashton for over three years. We sometimes think about moving from the area but realize we will miss what we have. When comparing other districts, buildings, cost, and staff nothing can beat the Ashton. The afternoon strolls are just lovely. We are secluded from the Urban hassle and all that goes with it. Nature is less than 400 ft away. We enjoy the interior of our home and the outdoor environment very much.
Marc Byrd: A Luxury Apartment in an oasis. You will not find an apartment community in San Francisco that will offer such diverse large square footage floor plans, waterfront access, and decent rental rates. The build quality of this community is superb compared to others. The staff is hospitable and go above and beyond to ensure that residents are well taken care of. This is as good as it gets!
Morgan Miller: We LOVE our apartment. It is the perfect distance from the city so that you have all the vibrancy, but more quiet, more nature, and more space. Definitely won't be leaving anytime soon!
Amber Peirce: We absolutely LOVED this community and the staff. Priscilla was super helpful all throughout our time, from helping us with a video of tour of the apartment due to not being able to be there to tour in person, to helping us have a successful transition out. The apartments are stunning and spacious along with having a beautiful view of the bay on select apartments. We loved that there were monthly community events along with having a great resident portal in which you could post various discussions, such as if you were needing help with something or looking to sell an item. The management team was great at providing different updates and ensuring the community was safe. We unexpectedly moved to Seattle and are already missing Ashton! HIGHLY RECOMMEND!

When we needed maintenance it was handled quickly. Employees are helpful and courteous. Concierge staff even delivered packages to our door! Rafael and Christina in particular-continue to exceed our expectations. Respectful community of residents.Management must be on top of things because the property runs smoothly and reliably. The Towers at Rincon was the smartest choice for us.

Carol Osorio: Really nice wall of windows in living room, LG washer & dryer and a convection oven. I am not even sure I have neighbors upstairs since I hear no noise from other units. Two grocery stores 2 blocks away and I can walk to work. Who can complain!!
Elliott Park: , but I would caution you to ask about measures being taken to deal with flooding if you are looking at this unit. The inner courtyard watershed flows into the patio area of the master bedroom and WILL flood into the room with enough rain. I had my carpets torn out, industrial dehumidifiers, gigantic fans, etc- multiple times. During the height of the 2022 NYE rains, 2 pumps were not enough to keep up with the incoming torrent.Packages delivered to Venn are either left in the mail areas

Stephanie Gentry: We moved into one of the renovated town homes 3 months ago. It has been an awful experience. They pushed our move in date because they needed more time to renovate but the extra time didn't seem to matter since they did an awful job. The move in date is an estimate so if you're coming from out of town be careful. They told me the week before that we couldnt move in. Thats after we picked the latest possible move in date. When they renovate, they don't fix any of the issues with the unit they just paint over it. We've had extensive leaks due to the rain that required our place to have part of the living room and bedroom completely unusable for a week with loud intrusive fans blasting 24/7. The plumbing here has massive issues. We couldnt use our downstairs toilet or we would risk flooding the garage. The washer wasn't installed right. The gutters and backyard flood when it rains. There is moss and mold all over the exterior of the buildings since they don't seem weather resistant at all. We've lived here 3 months and have had our water or electricity turned off almost a dozen times for maintenance reasons.This is for a unit that they charge almost 6k a month for. Also because it's not explicitly written in the lease just FYI the lease break fee is 2.5x rent so if you do the math they want to charge me 15k to move out of this God awful place.The location is great but for that much money there's other places by the ferry building you could live in for the same price that won't have maintenance ay your house every other week.Also the sound really travels here so if you're young and have people over just know your neighbors will definitely yell at you or call the cops. The community has a lot of older tenants and the walls are made of paper. I live in a town home with no shared walls. If I go in my backyard and talk in a regular speaking voice my neighbor will hear me in their house. No privacy and we can't have friends over with out it becoming an issue.Update: management has really worked with us and I am changing the number of stars from 1 to be 4 because I value custom service a lot. They did an amazing job working with our needs and I appreciate the effort they put in.

During the pandemic I moved to Pennsylvania and like many workers I’ve been called back to the office. This was the most stressful move of my life and Luis was super patient and helped me find the best apartment within my price range. I love the Gateway, I’ve stayed there with friends, it has a community feel, it’s a quick walk to downtown and most public transportation. I highly recommend the Gateway, their staff will help you find the perfect place. I can’t wait to move in!!

The four buildings are right downtown, a five minute walk from BART and the Muni underground, as well as all the Market Street buses. It's also a three minute walk to the Ferry Plaza and the Ferry Plaza Farmer's Market. Starbucks and Safeway are on the property.Every apartment has a balcony or patio with nice sliding glass doors, nice size kitchens and bathrooms, and a variety of layouts, and with 22 floors, many of the apartments have incredible views of the Bay, Telegraph Hill, downtown, and other unique vantages.The staff is superb! There's a Park Avenue door staff that makes sure you have no problems, 24-hour security that adds extra comfort, and the fastest and friendliest maintenance crew that anyone could ask for.Management is super professional....superb! Prompt and thoughtful.It's a diverse group of tenants, and they make The Gateway a nice, friendly community. Quite a few of the tenants have never left after moving in...some have been here for 50 years and counting. The building is clean, quiet, and well maintained, and the building offers a nice level of privacy.It's certainly one of the top apartment complexes in the city. How often do you hear of people moving to another area of the city, or the state, and then moving back into their exact same apartment, when they realize what they gave up.... to then... never leave again. Here...It happens all the time!
Chris Vnuk: I have been living at the Gateway apartments for 3 years now and it has been phenomenal. It’s in a great location with some of the best views in the city. Neighborhood is quiet and clean. The apartment has there own private park and there is a public park on the other side of the property. There is a Safeway and Starbucks located on the property grounds which is super convenient and there are many nice restaurants nearby. But the best thing about the gateway apartments is the staff especially Andre he’s the best front desk guy ever. He’s so friendly and attentive getting the door for you and he always making sure you get your packages that were delivered that day.

I especially wanted to recognize the onsite management team for making my experience positive. Maurice, the Community Manager, is great! He was always responsive, honest and empathetic in our interactions. He especially exudes customer service and class. Fazal, the Assistant Manager, was also really helpful, kind and responsive when I needed help. I always appreciated his excellent follow up and problem solving. I lived there from 2016 to 2021 and the quality of service from everyone in the front desk and leasing office to maintenance has been stellar. Special shoutout to Gregory Esqueda for going above and beyond helping me retrieve old leasing agreements and paperwork from 2016!
Yuna S: I lived in this apartment for 2 years. The 04 room had great views of both downtown and the Bay Bridge, which was fantastic. The pool was under construction for a long time, elevators broke down occasionally, and the package room was chaotic. However, the location and the quality of the rooms were satisfying. The main issue was the smell of marijuana coming in from other units. Being able to walk to Philz Coffee and Salesforce Park in less than 5 minutes was amazing during the pandemic.
